                65 Acres   30 Lots  single-family homes
                Will file Notice of Intent with Conservation Commission
                Submitted traffic study and sewer feasibility study
                Town Sewer, Private Water
                Town Sewer will hook up to Warebrook Village
                Road will be 28 feet with 1 foot cape cod berm on each side
                Sidewalk will be on the inside loop
                There will be three lights installed, one at each intersection and one in back.

                STORMWATER MANAGEMENT
                There are 5 detention basins
                There is 1 retention basin
                There are 2 retention swales
                All are in compliance with DEP requirements
                Will control water from roadway, rooftops and driveways

                FIRE SAFETY
                At request of Fire Chief, a 10,000 gallon pre-cast concrete cistern
                will be installed on Lot #2

                TRAFFIC
                Study was done and submitted
                Not a high traffic count on Doane Road
                Small concern with entrance point but it is best site distance for entrance
                May increase the pavement at the entrance

                QUESTIONS AND CONCERNS FROM ABUTTERS
St. George      What is minimal width of easement for sewer?

Applicant       20 feet but we are proposing 40 feet; if in future town water is
                added, then we will already have the easement.

St. George      Are all lots buildable?

Applicant       All lots meet minimum required frontage and square footage.
                DEP could deem different when we file with ConCom
Graves  Can you build on wetlands
Applicant       Subject to the jurisdiction of the Conservation Commission
Garceau Where will sewer hook up be?
Applicant       At Warebrook Village
Klassanos       There is an existing problem with water run-off onto Berkshire Circle.
                Besides the run-off from roof, driveways and road; did you take into account
                the increase in water from tree removal?  This may add to the problem down
                gradient of the site.  The stormwater system at Berkshire Drive is not adequate to handle the existing run-off.  Are there alternatives for crossings ?

Applicant       Our report covers everything.  We are clearing less than 35% of property.

Grushy  Submitted photos of recent storm and effect on Berkshire Circle.

DiMarzio        The retention / detention ponds should help with that.

Applicant       We are obligated to meet pre and post conditions.  The new run-off
                can NOT exceed existing run-off.  The pipe on Berkshire is crushed and
                the catch basin is full of debris; it is the Town's responsibility.

Pelski          What happens 5 years from now and it does get worse ?  Who is responsible ?
                The water that comes down the hill now is eroding the sand under my pool.
                Will the equipment working on project disturb existing ledge and swamp?

DiMarzio        The Engineer and Developer will be responsible.
                The Board understands this is a sensitive area
                The process for permitting is more precise, have not seen failure yet.
                Typically, retention ponds help to improve an existing problem.

Klassanos       Can developer re-design the basins to retain more water upstream of
                the resource area?

Applicant       Not sure if that will achieve anything
                Horizontal increase may help but not depth

RS              Is it possible for developer to work with the Town to fix problem on
                Berkshire Circle; a compromise to make everyone happy.

Applicant       It is less expensive to do a paper study, we can't commit to this yet.

Gibby           It would be difficult to fix.  There are small 12" systems that are not adequate.
                Gibby submitted preliminary comments from the peer review.

Klassanos       Can you limit the size of the lawn to downsize the run-off ?
                When you remove trees, the impact increases run-off.

                Applicant Kelley was present and explained project to Board.
                Wants to remove existing structures (house and garage) and rebuild
                Single-Family Home to sell.

DiMarzio        This is a non-conforming lot with non-conforming structures.
                The improvements will not be more detrimental to the neighborhood.
